Demand for seaside properties has surged by 11.5 per cent compared to pre-pandemic levels. As the demand for the coast grows, so do prices, making house hunting in these regions a bit more of a challenge. 

The Co-operative Bank researched the UK coastal towns that are most affordable for both buying and renting, based on data from Rightmove. 

Here are the most affordable seaside locations in the UK 2025 

1 Oban 

Scotland’s seafood capital has been crowned as the most budget-friendly seaside town in the UK. 

The average house price in the resort town of Oban is £220,458, which works out as 7.97 times the average yearly income for the area.

The average rent in the town is also £800 per month, which is the equivalent of approximately 34.7 per cent of the average monthly rent. 

2 Morecambe 

Morecambe, in the city of Lancaster has homes for sale that average around £194,295, which works out as 7.44 times the average annual income. 

However, rent prices in Morecambe are slightly higher, at an average of £821 per month, which is roughly 37.7 per cent of the average monthly income. 

3 Blackpool 

Blackpool tied with Morecambe for second place. The average house here will set a buyer back £147,449, which is 6.98 times the average yearly wage.

Rent in the city is about £704 per month, which works out as 40 per cent of the average monthly salary. 

4 Troon

Troon in Scotland ranks fourth spot for most affordable seaside towns in the UK. An average house price here is £225,977, which is 7.84 times the local average salary. 

Typical monthly rent comes in at £982, which equates to about 40.9 per cent of the local average monthly income. 

5 Filey 

In fifth place is Filey, with an average property costing £213,669 in the North Yorkshire town, which is the equivalent of 8.76 times to local average income. 

For renters, the average monthly rent of £767 accounts for about 37.7 per cent of the monthly salary in the area. 

5 Scarborough

The average price of a house in Scarborough costs £202,600 and monthly rent price costs about £840. The price of a property here costs the equivalent of 8.76 times the local income. Meanwhile, the rent accounts for 43.56 per cent of the gross monthly income. 

7 Whitby

Whitby in Yorkshire has houses for sale that average about £253,519, which is about 10.4 times the local average wage. 

For renters, the average price is £755 per month which is roughly 37.15 per cent of local residents’ salaries. 

8Southport

The average property for sale in Southport in Merseyside costs £239,472 – 9.97 times a typical local salary. Renters can expect to pay £895 per month to landlords, which is about 44.71 per cent of a typical income. 

9 Dunbar 

A typical house for sale in Dunbar, Scotland costs around £202,600 which works out at 8.76 times the average income. The average rent price here is £945, which accounts for 42.02 per cent of the typical monthly income for the area.
