CHICAGO, Oct. 16, 2025 /PRNewswire/ — Peakline Real Estate Funds (“PREF”), a private real estate investment firm with $1.7B equity invested, today announced the closing of The Claire, a build-to-rent townhouse community in Naperville, Illinois. Developed in partnership with Lincoln Property Company (“Lincoln”), a global full-service real estate firm, this project marks the first build-to-rent development in Naperville.
The Claire marks the second strategic investment of PREF’s Build To Rent Fund I, exemplifying the Fund’s focus on purpose-built single-family and townhome rental communities in high-demand, supply-constrained markets. The project underscores PREF’s commitment to delivering thoughtfully designed rental housing that meets the needs of growing families and professionals, while expanding the firm’s presence in select suburban neighborhoods.

The Claire was selected for development due to its prime location with easy access to downtown Naperville, major transportation routes, and the broader Chicago market, combined with strong local demographics, top-tier schools, and limited rental supply in a high-demand, high-barrier-to-entry community. The build-to-rent community will consist of 90 for-rent, two- and three-story townhomes, each featuring a two-car attached garage, top-of-the-market finishes, and access to a robust amenity package.
