The Most Expensive Homes Listed for Sale in the U.S. Revealed

A Los Angeles megamansion that has just hit the market for $400 million is seeking to raise the bar for luxury real estate sales and become the most expensive dwelling ever sold in the U.S.—if it can find a buyer willing to fork over such an extraordinary sum.

Currently, that record is held by a New York City penthouse that was purchased by billionaire Ken Griffin for $238 million in 2019, followed closely by a $225 million mansion in Naples, FL, which changed hands in April 2025.

Should the Bel-Air property sell for anywhere near its asking price, it will eclipse both of those sales—while also becoming one of the most expensive homes ever sold across the globe.

Interestingly, the listing for the $400 million manse comes just days after a new record was set for the world’s priciest home, when an apartment in Monaco was snapped up for a staggering $550 million, days after a historic estate in London was sold for $358 million.

Speaking to the Wall Street Journal, real estate appraiser Jonathan Miller noted that the $400 million price tag attached to the L.A. estate is indicative of a new era in luxury real estate, one that will see agents consistently attempting to raise the bar as far as the most exclusive homes are concerned.

“Just a few years ago, we were saying $100 million is the new $50 million,” he told the outlet. “I think everybody in this space is pushing the envelope as hard as they can.”

The luxury dwelling, which is described as “the crown jewel of Los Angeles,” is located on a 7.86-acre parcel on one of Bel-Air’s most sought-after streets and was originally built in 2015. It is currently owned by an entity tied to Qatari’s ruling royals, the Al-Thanis.

While the property’s price tag has rocketed it to the top of the list of priciest homes currently on the market, it is by no means the only nine-figure listing to be found on the MLS.

Here, Realtor.com reveals an in-depth look at the most expensive dwellings currently available for sale—and the opulent amenities they offer for their sky-high price tags.

The lavish dwelling at the top of the most expensive list is situated in Los Angeles on a 7.86-acre lot.

The property, which was designed by architect Peter Marino, comes with 39 bedrooms and 50.5 bathrooms spread across 70,000 square feet of living space.

The listing, which is held by Jack Harris of The Beverly Hills Estates Inc., describes the crib as the “crown jewel” of Los Angeles, revealing that it took a “decade” to complete.

The listing images make it clear that no expense was spared when it came to its aesthetic. The exterior of the property exudes elegance with its lush greenery, resort-style pool, and tennis court.

Upon entering the home, guests are greeted with an expansive open floor plan, which is accentuated by a wooden ceiling and neutral aesthetic.

The chef’s kitchen boasts the same elegant theme, complete with a large marble island and chic wooden cabinets.

“Spanning over 70,000 square feet across multiple structures, the estate represents the highest level of architecture, design, and craftsmanship. The main residence is designed for both grand entertaining and everyday living, featuring 10 family bedrooms, 13 staff bedrooms, and resort level wellness and fitness amenities that rival the world’s finest destinations,” reads the listing.

The bedrooms boast the same lavish feel with the same wooden ceilings and large space.

Meanwhile, the primary bathroom features a large soaking tub with a green tiled backsplash and two matching marble vanities.

Another bathroom is adorned in all-gold finishes.

According to the journal, the property is owned by “an entity tied to Qatar’s ruling Al-Thani family,” who own several lavish homes in New York and London. The entity paid $45 million in 2010.

2. Naples, FL: $271 million

Before the $400 million Los Angeles property was put on the market, a stunning waterfront mansion in Naples, FL, had been vying for the title of most expensive home sale after hitting the market for $271 million in March.

The property, which is known as Gordon Pointe, is located in the exclusive Port Royal enclave, offering views of Naples Bay and the Gulf of Mexico.

The expansive lot boasts three residences, 722 feet of private beach, a protected harbor, a deep-water yacht basin, and a floating T-shaped dock.

According to the Wall Street Journal, the property last traded hands for just $979,930 in 2006, when it was purchased by financier John Donahue, who eventually acquired several more acres and built the family compound there.

It originally hit the market in 2024 for an astonishing $295 million, becoming the country’s most expensive listing.

The legacy estate is said to be “the most unique, exceptional offering in Florida, and quite possibly the entire United States.”

The stately home that served as a stand-in for the Florida mansion owned by Tony Montana in the classic film from 1983 is reportedly being offered for sale with an asking price of $237 million, although the dwelling has yet to be put on the MLS.

According to the Wall Street Journal, the mansion, which is located in Key Biscayne, FL, is currently owned by investor John Devaney, who purchased it for $15 million in 2004, records show.

Along with its cinematic pedigree, the storied estate is one of the priciest properties on the market in Florida—and the U.S.—and was once part of a much larger compound that was used by President Richard Nixon as his Winter White House.

Today, the property sits on 2.38 acres and offers close to 20,000 square feet of living space. While it has undergone several very modern renovations, many of its iconic original features are intact, including a glass elevator, which was featured in the movie.

Outside, the home boasts sweeping views of the water, a resort-style pool, as well as a private helipad.

Jill Eber and Judy Zeder of The Jills Zeder Group at Coldwell Banker are the listing agents.

4. Palm Beach, FL: $205 million

Palm Beach, FLRealtor.com

The 4.2-acre seaside Palm Beach, FL, estate was once owned by Aldo Gucci, former chairman of the luxury fashion brand.

Today, the 14,496-square-foot megamansion, which is located near the Palm Beach Inlet, is owned by the family of the late Frank and Maureen Wilkens, who purchased the 4-acre parcel for $13.9 million in 2002, three years before completing their eight-bedroom legacy compound in 2005.

Frank was a co-founder of Wilkens and Nanovic, which managed corporate pension funds.

The generational estate features 230 feet of direct frontage overlooking the Atlantic Ocean and boasts a six-bedroom primary estate as well as a two-bedroom guest cottage. It has two swimming pools, a beachfront cabana, a six-car collector garage, and private beach access.

Built in 2005, the Mediterranean-style estate is surrounded by breathtaking waterfront views. Highlights found throughout the primary mansion include coffered ceilings, hardwood floors, custom millwork, and expansive amounts of glass to soak in the stunning scenery. The guest cottage has a private living room and kitchen.

There is also a beachfront cabana with rooftop patio “perfect for al fresco evenings under the stars.”

5. Palm Beach, FL: $185 million

Palm Beach, FLRealtor.com

The spectacular compound in Palm Beach, FL, has been listed for the first time since it was built in 1976—with the astronomical asking price of $185 million. It offers what the listing describes as a “once-in-a-generation opportunity” to own one of the area’s most extraordinary legacy estates.

The oceanfront property is owned by Joan Goodman, widow of real estate developer Murray H. Goodman, and sits on 2.25 acres with more than 250 feet of direct frontage overlooking the Atlantic Ocean.

The dwelling is located on the island’s North End and boasts a primary residence, guesthouse, tennis court, and resort-inspired pool.

While the estate is described as being in top-notch condition, it has been suggested that it could be demolished to make way for a brand-new megamansion, a trend that has become increasingly popular among Palm Beach properties, particularly those that sit on the waterfront.

However, for those who wish to retain a slice of history, there is plenty on offer from the existing abode, which features “a decorative balustraded wall designed by noted society architect Addison Mizner for long-since-demolished Playa Riente, one of the island’s most elaborate estates of the 1920s,” according to the Palm Beach Daily News.

The 17,572-square-foot estate boasts 12 bedrooms and 18 bathrooms.

Overman Marley of Illustrated Properties LLC is the listing agent.

6. Coral Gables, FL: $175 million

Coral Gables, FLRealtor.com

Built in 2017, the Gables Estates megamansion dubbed Villa Serenity boasts multiple structures offering a total of 35,000 square feet of opulent oceanfront living. Highlights include a 10-bedroom primary estate, two-bedroom guesthouse, and separate staff quarters.

Over-the-top amenities include a fitness center, spa, salon, speakeasy, safe room, wine cellar, and eight-car garage.

The property is reported to be owned by John H. Ruiz, a trial attorney, who purchased it in 2020 for $49 million, a nearly 20% discount from its asking price of $59.5 million.

The home is designed for intimate gatherings and grand-scale entertaining.

Alex Pirez of Mocca Realty LLC is the listing agent.

The iconic estate perched on an 8.4-acre promontory overlooking the Bel-Air Country Club made its original debut on the market in October 2019 with a jaw-dropping asking price of $225 million. Its hefty price tag has awarded the 28,725-square-foot residence the top spot on the most expensive homes list several times.

Lavish highlights include dual living salons, a billiard room, conservatory, media room, home theater, wine cellar, staff quarters, and a primary suite with two sitting rooms.

The enormous property is said to be owned by Karen Winnick, widow of billionaire financier Gary Winnick, who died in 2023.

This landmark Palm Beach megamansion was originally built in 1928 and designed by architect Addison Mizner. After it was completely reimagined, it hit the market in December 2025 for a staggering $175 million. However, that price has since been slashed to $157 million.

The 15-bedroom estate, known as Casa del Ensuenos, is nestled in the Estate Section, minutes away from President Donald Trump‘s Mar-a-Lago. Businesswoman Ann DesRuisseaux purchased the property for $24 million in 2020 and has spent the past five years renovating the space.

Spanning 21,534 square feet and offering 200 feet of frontage along the Intracoastal Waterway, the stunning home features an elevator, eight fireplaces, a chef’s kitchen, and a primary suite with dual bathrooms.

The 1.42-acre property boasts other eye-popping amenities, including a sunken tennis court, a tennis pavilion, a boathouse, a performing arts theater with a stage, a new seawall, private docks with a boat lift, and a six-car garage. A covered loggia overlooks the heated infinity pool.

The legacy estate offers a massive 21,534 square feet of gut-renovated space that is just coming off a multiyear reimagination.

Los Angeles, CARealtor.com

The enormous mansion in Los Angeles takes the concept of world-class amenities to a whole new level, offering up an awe-inspiring array of features that only those capable of forking out such an eye-watering asking price might expect from a property.

Originally listed for the jaw-dropping price of $177 million in February 2025, the property underwent a significant price cut in December, when its ask was lowered to $135 million.

Among the more spectacular features inside the 35,000-square-foot abode are a retractable roof in the primary suite, which allows for “stargazing,” plus a sauna pod, spa, hydrotherapy chamber, and six-car “auto gallery” that also serves as a private jazz club.

Dubbed Villa Siena, the ultralavish spec mansion is the brainchild of Ardie Tavangarian of Arya Group.

Other astounding amenities include a suspended, bronze-finished staircase; a reflecting pool; a screening room; and a wine room accessed by 200-year-old, antique doors.

The spa, which is “designed to feel like it’s in the forest,” has hot and cold plunge pools, a hydrotherapy chamber, and LED screens offering tropical scenes.

The 1.22-acre lot is located above Bel-Air Country Club.

10. Beverly Hills, CA: $135 million

Beverly Hills, CARealtor.com

The 6.03-acre luxury compound was built in 2012 and designed by architect Ed Tuttle.

Perched on a promontory and offering views from downtown Los Angeles to the Pacific Ocean, the sprawling property known as The Angelo Estate originally hit the market for an astonishing $195 million asking price in October 2024.

In April 2025, the price was reduced to $175 million, and now, it’s $135 million.

The massive peninsula estate is owned by billionaire Tony Pritzker, brother of Illinois Gov. JB Pritzker, chairman and CEO of Pritzker Private Capital, and an heir to the Hyatt Hotels fortune. He lived here with his now ex-wife, philanthropist Jeanne Pritzker, and their six children.

After years of customizing the house, the former couple completed it in 2011. More than a decade later, the high-profile pair separated and were embroiled in a bitter divorce with this house at the center of the feud.

The 16-bedroom mansion with 27 bathrooms and 18 fireplaces was constructed from steel, glass, and limestone and designed around an open courtyard with fountains.

The sprawling floor plan of the “architectural masterpiece” boasts a two-story foyer with dual staircases, a city-facing living room, a dining room designed for grand-scale entertaining, a wood-paneled home office with built-ins, and a chef’s kitchen.

With “no expense spared and no detail overlooked,” other opulent amenities found throughout the mansion include a great room, home theater, entertainment room, bowling alley, wellness retreat, fitness center, wine cellar, and walls designed to showcase an art collection.

The residence is heated and cooled using geothermal technology and features solar panels and a generator.
