Property Buyers Today warned that living next to a takeaway could cost homeowners significant value on their properties.
Research found that in some cases, proximity to takeaways can reduce property values by up to 20%, depending on location and severity of impact.
Saif Derzi, property expert at Property Buyers Today, said: “Living next door to a fish and chip shop could be quietly wiping tens of thousands of pounds off your home’s value.
“In my experience, some properties adjacent to takeaways can sell for between 10–20% less than similar homes nearby.”
Derzi stated that the ‘takeaway effect’ is caused by constant cooking smells, late-night noise, rubbish and pest problems.
He added: “If buyers experience any of these during a viewing, many simply walk away and never return.”
Derzi also warned sellers to be mindful of disclosure obligations when selling a property near a takeaway.
He said: “If you’re considering selling and hoping to mask smells or hide previous disputes, think again.
“Homeowners are legally required to disclose anything that could affect a buyer’s decision.
“Smell complaints, pest control visits, noise disputes, fire incidents and any issues raised with environmental health teams must be disclosed in a TA6 form.”
He added: “Buyers are increasingly doing their homework and anything left out can come back to bite sellers later.
“For some homeowners, living near to a takeaway offers the opportunity to get onto the property ladder for a reduced price but in the long term, this initial leg up can lead to a reduced future sale price, a smaller buyer pool, and potential legal risk if disclosures are missed or incomplete.”
