New build price premium rises to 30%, data reveals – The Intermediary


The premium has grown by 6.2% in the past decade, rising from 23.7% in 2016, according to research from UK Property Development.

New build homes in Great Britain now cost 30% more than existing properties, according to UK Property Development research. 

The premium has grown by 6.2% in the past decade, rising from 23.7% in 2016. 

In England, the premium increased from 23.5% to 28.9%, a change of 5.4%.

The North East now records one of the largest new-build premiums, with prices 60% higher than existing homes. 

Scotland followed at 55.4%, Wales at 44.7%, East Midlands at 41.8%, and Yorkshire and the Humber at 40.6%.

Data found that London was the only region where new build homes are priced below existing properties, with the average new-build price currently 10.5% less than an existing home, compared with an 8.5% discount in 2016.

Scotland saw the largest increase in the new build premium, with the gap widening by 8.3%. 

The East of England’s price gap grew by 7.9%, the North East by 7.8%, and the South West by 7.6%. 

The South East saw its new build premium rise by 6.8%.

London remains the only part of the country where the gap moved in the opposite direction. 

The new build discount deepened by –1.9% since 2016.

Andy Morrison, director at UK Property Development, said: “New-build homes continue to attract a premium in most parts of Great Britain, reflecting factors such as modern specifications, energy efficiency, and buyer demand for homes requiring less immediate maintenance.

“What’s particularly notable is that the premium has widened over the past decade across almost every region, suggesting that the relative value buyers place on new-build properties has strengthened over time. 

“This is likely largely due to the increasing public concern around energy efficiency, both on household bills and in our individual contributions to tackling climate change.”

Morrison added: “New-build homes cost more to buy, but that is because of the great benefits and long-term cost savings they provide.”
