Scotland dominates top 10 UK areas where houses sell fastest


While the average time to sell of 42 days has remained unchanged in the year to July, this masks a widening gap between faster local markets and weaker areas, it said.

In Falkirk, the average selling time is around seven times faster than in Melton, East Midlands (76 days on average) at just 11 days – one day less for the area than a year earlier.

Falkirk is the area with the fastest selling time in all of Scotland and the UK.

Higher average mortgage rates have led to a “wait and see” approach for more buyers, lengthening the time it takes to find a buyer across many regional and local housing markets.

Many of the faster markets are in Scotland, and the website said the speed reflects the Scottish sales market working differently to the rest of Britain, and homes generally being relatively affordable.

Homes in Scotland are typically marketed as “offers over” a price, with homes having a valuation and home survey available, Zoopla added.

Richard Donnell, executive director at Zoopla, suggested: “If you’re selling in a slower market, don’t take a ‘wait and see’ approach – talk to a local agent who knows what’s happening street by street, and make sure your home is priced right from day one.”

Here are the fastest-selling hotspots, according to Zoopla, with the average number of days to sell a property (figures were taken in July 2026).

The top 10 only consists of areas in Scotland, supporting the property site’s claim that the markets are faster in Scotland compared to other areas of the UK:

2. Renfrewshire, 13
3. North Lanarkshire, 13
4. South Lanarkshire, 14
5. East Ayrshire, 14
6. East Renfrewshire, 14
7. West Dunbartonshire, 14
8. Stirling, 15
9. Glasgow City, 15
10. Clackmannanshire, 16

The longest it takes to sell a house in these 10 Scottish locations is 16 days, while the quickest time is 11 days, on average.

However, the slowest area for house sales in Scotland is Aberdeenshire (45 days).

Overall, Scotland is the sixth-best area when it comes to quick house sales, the research suggests.

Richard Donnell said: “While the national time to sell has barely moved, that stability is masking a real divide opening up between local markets.

“In areas like Melton in Leicestershire, homes are taking noticeably longer to sell than a year ago, while markets just a short drive away are speeding up.”

Since Falkirk is the quickest Scottish area when it comes to selling houses, here are the prices you can expect, according to Rightmove.

Over the last year, houses in Falkirk have sold for an average of £164,893.

Rightmove adds: “The majority of properties sold in Falkirk during the last year were flats, selling for an average price of £101,147.

“Terraced properties sold for an average of £150,540, with semi-detached properties fetching £215,198.

“Overall, the historical sold prices in Falkirk over the last year were 3% up on the previous year and 9% up on the 2023 peak of £151,261.”
