LOS ANGELES, Aug. 31, 2026 /PRNewswire/ — Cove Capital Investments, LLC, a Delaware Statutory Trust (DST) sponsor company specializing in debt-free real estate investment opportunities for accredited 1031 exchange and direct cash investors, today announced the successful full subscription of Cove Saddle Creek Kansas 109 DST, a Regulation D, Rule 506(c) following successfully raising $12,951,877 in equity.
“To the more than 2,700 investors, financial advisors, and broker-dealer teams who made this fully subscribed offering a reality – thank you. Your continued confidence encourages us to stay laser-focused on our debt-free strategy, currently spanning 139 properties across 36 states and nearly 4.4 million square feet. We believe we are potentially well-positioned for continued growth for many years to come,” said Dwight Kay, Managing Member and Founding Partner of Cove Capital Investments.
A High-Traffic Retail Center in Wichita, Kansas
The tenant roster includes a diversified mix of national, regional, and local retailers and service-oriented businesses. The property is located just west of Interstate 35 and is surrounded by numerous national retailers and restaurants that contribute to the area’s established commercial activity.
“We seek properties where the existing profile is supported by practical real estate fundamentals and where disciplined asset management may potentially create additional value over time,” Kay continued. “We believe the Retail Center combines a strong occupancy base, a diversified tenant mix, below-market rents, and an attractive acquisition basis in a retail market with limited vacancy.”
Sponsor Co-Investment and Debt-Free Structure
Consistent with many previous Cove Capital offerings, the principals of the firm invested their own capital alongside investors in Cove Saddle Creek Kansas 109 DST.
“We believe investing our own capital reflects our confidence in the acquisition,” said Chay Lapin, Managing Member and Founding Partner of Cove Capital Investments. “Before an opportunity is brought to market, our team evaluates the property, tenant base, lease structure, local market conditions, capital requirements, and potential paths for long-term value creation.”
Lapin added that Cove Capital’s all-cash acquisition philosophy remains a defining characteristic of the firm’s Delaware Statutory Trust offerings. By acquiring properties without permanent mortgage financing, Cove seeks to eliminate refinancing concerns, lender foreclosure exposure, and interest-rate sensitivity commonly associated with leveraged commercial real estate investments.
