One area had a rise of more than 27% for one startling reason
Harlech in Gwynedd has been the property hotspot of Wales over the last 12 months, though its impressive numbers are partly down to the sale of one coastal mansion.
Average house prices in LL46, which covers Llandanwg in Harlech, Gwynedd, were £247,128 in the year to August 2026.
That’s an increase of 27.3% over the last year. No other postcode in Wales with over 20 sales in the last 12 months has been a larger percentage increase. For more on homes and interiors stories sent to your inbox twice a week sign up to the property newsletter here.
The rise was driven by the sale of one huge coast mansion however.
A house called Plas Tanwg in Llandanwg sold for £1.6 million in October last year.
Without that sale, average prices in LL46 would have increased by 9.0% over the last 12 months, which is still a decent return for homeowners in the area.

Only two other postcode areas in England and Wales had larger percentage increases than LL46 over the last 12 months, WC1X at 33.6% and EC1Y at 29.9%, both of which were in wealthy parts of central London.
The SY25 postcode was Wales’ next top property hotspot.
The average home in Tregaron and Ystrad Meurig cost £277,398 to buy in the year to August 2026. That’s 24.9% more than a year earlier.
LL61 in Anglesey is next on the list.
Homes along the south western edge of the island have had an average house price of £289,341 over the last year. That’s 24.4% more than a year earlier.
That comes as the latest population figures show a slight decline in Anglesey’s population. Official data from the Office for National Statistics show that the island’s population shrank by 330 people between 2024 and 2025.
In SA39, Pencader, average house prices increased by 22.3% to £296,430.
In SY17, Caersws and Llandinam, averages prices increased by 21.8% to £276,844, in LD1, Llandrindod Wells, they increased by 21.6% to £269,976, and in LL38, Fairbourne and Friog, they increased by 20.2% to £158,020.
Not everywhere has seen prices rise, of course.
The average home in the LL23 postcode area, which includes places like Bala and Llandderfel, fell by more than a third (34.6%) to £177,870.
Average prices in LL35 fell by 22.3%, in LL40 they fell by 21.6%, and in LL59 by 19.5%
King’s Cross in London has seen the largest increase in average house prices of any postcode area in England and Wales over the last 12 months.
Buyers had to pay an average of nearly £1.2 million to buy a home in the WC1X postcode area in the 12 months to August.
That’s 33.6% more than a year earlier. No other postcode area in England and Wales has seen a larger percentage increase to its average house price over the last year, for areas with at least 20 sales.
The EC1Y postcode area of London, which covers Bunhill Fields just north of the Barbican, has seen the next largest increase.
Average house prices in the area have increased by 29.9% to £918,839 in the year to August.
The next largest increase was in Wales, but it was largely down to the sale of Plas Tanwg in Llandanwg.
