HOUSTON, October, 2026 – Broadview Real Estate, a division of Broadview Capital, today unveiled plans for O27, a 32-story office tower set to rise at the gateway to Houston’s River Oaks area, creating a bold new office landmark and bringing an uncommon level of architectural ambition to one of the city’s most coveted locations.
Designed by award-winning STG Design and encompassing more than 520,000 square feet, O27 is envisioned as a next-generation workplace that combines landmark architecture, hospitality-inspired amenities and highly flexible office environments tailored to the evolving expectations of leading global, national and local companies. The tower’s name draws from Houston’s prestigious 77027 ZIP code, and the shorthand used by those who live and work in the area. Distilling the identity of a community synonymous with business, luxury and influence into a name that is both distinctly local and unmistakably modern, O27 will occupy a prominent 1.66-acre site at 4701 Westheimer Road, neighboring the exclusive River Oaks District mixed-use development and the soon-to-open luxury hotel, The Greenleigh.
Expected to be completed in 2028, O27 represents one of Broadview Real Estate’s most architecturally significant developments to date and reflects the firm’s belief that Houston remains among the world’s great business cities, deserving of architecture equal to its global stature.
In recent years, many of Houston’s most architecturally ambitious projects have emerged within the luxury residential and hospitality sectors, while the office market has largely favored convention over innovation. O27 aims to close that gap, bringing a level of aesthetics, craftsmanship and aspiration to the workplace more commonly associated with the finest hotels and upscale retail.
According to Anish Bavishi, Managing Director of Broadview Capital, “Growing up in Houston, we were inspired by buildings that made a statement about what this city could become. With O27 and the help of STG Design, we set out to create something that honors that legacy while looking forward. This is a building that reflects Houston’s confidence, rewards those who experience it every day, and earns recognition well beyond our city limits.”
Guided by STG Design’s bold vision, O27 stands among the most architecturally distinctive office towers currently planned in the United States. Its unconventional, sinuous form resists the rigid verticality that has come to dominate contemporary office buildings, resulting in a structure that feels fluid, expressive and perpetually in motion.
From its inviting street-level arrival framed by reflecting water features to a lushly landscaped terrace atop a nine-story parking deck and a dramatic penthouse crown, O27 offers compelling sightlines from every angle. Its shifting geometry creates a constantly evolving silhouette for those approaching from different vantage points along Westheimer and Loop 610, while a textured geometric façade composed of triangular glass panels wraps the tower in a shimmering skin that transforms throughout the day, from the warm glow of sunrise and sunset to the illuminated blue hour of dusk.
The architectural narrative of O27 deepens upon entry. Designed by global architecture and design firm Design ALT + TAB, the entrance drive and lobby extend the tower’s sinuous geometry, sweeping curves, and sense of movement into the arrival experience.
Entry unfolds through the motor court where architecture, light, and material are composed as a unified experience. Overhead, a sculpted canopy embedded with fiber optics evokes a night sky, creating a passage beneath the stars. Suspended within it, gilded, current-swept forms recall the building’s flowing contours. Along one side, backlit stone reveals natural veining reminiscent of a riverbed beneath shallow water, while a cascading water wall anchors the far end of the motor court and completes the arrival sequence.
That architectural language carries into the lobby, conceived as a destination rather than simply a place of passage, with the richness, intimacy and visual impact of a world-class hospitality environment. Every element builds upon the character of the exterior while drawing from Houston’s bayous, spirit of innovation and unmistakable sense of scale.
A suspended sculptural installation meanders through the space, shifting in direction, scale and elevation as an abstract interpretation of Houston’s waterways. Beneath it, a flowing floor pattern echoes that composition, connecting the ceiling and ground plane while extending the building’s fluidity through the interior. After dark, delicate points of light across the ceiling emerge as a constellation, offering a subtle reference to Houston’s identity as Space City.
Beyond its architectural distinction, O27 is envisioned as a next-generation workplace where hospitality and performance intersect. The tower will pair dramatic design with outdoor gathering spaces, premium amenities and flexible office configurations meant to support collaboration, wellness and evolving workplace preferences.
The tower’s curvilinear form was shaped through an intensive computational design process that enabled the architecture team to refine its geometry while maintaining highly efficient, repeatable floorplates. The result is a building that appears fluid and organic while remaining grounded in structural and economic logic.
For STG Design, O27 represents the firm’s most technologically advanced project to date and furthers its reputation for shaping one-of-a-kind buildings. The firm previously served as executive architect for Austin’s Block 185, the curved “Sail Tower” that has become one of the city’s most recognizable contemporary landmarks and serves as the home of Google’s Austin headquarters.
The vision behind O27 is deeply personal for Broadview Capital founders and brothers Anish and Ashay Bavishi. Growing up in Houston, the pair were captivated by the Uptown skyline and particularly inspired by Williams Tower, originally known as Transco Tower and designed by renowned architects Philip Johnson and John Burgee, whose commanding presence came to symbolize ambition, possibility and global sophistication. Similarly, O27 serves as both a geographic marker and a tribute to a neighborhood whose century-long legacy has been defined by thoughtful planning, architectural distinction and enduring relevance.
As the brothers built Broadview Capital into a diversified investment and operating platform, deploying capital across multiple sectors and geographies, the firm also assembled a growing portfolio of property assets. In 2019, that portfolio was formalized under Broadview Real Estate, a dedicated platform focused on real estate investment, development, ownership and management.
Broadview Real Estate has since grown into the global real estate arm of Broadview Capital, with a focus on multifamily, hospitality and commercial office. Within that portfolio, O27 stands as one of the firm’s most distinctive undertakings to date and a clear expression of its commitment to placemaking and enduring civic presence. After nearly five years of planning, the project is taking shape only blocks from the tower that first inspired the brothers and is envisioned not merely as a new office building, but as a defining addition to Houston’s evolving skyline and a lasting expression of the city’s confidence, sophistication and future.
