Historic Norwich house with medieval wall heads to auction

The grade II listed property at 3 Bracondale is an early 19th century, three-storey, four-bedroom, hall entrance semi-detached house.

It has been operated as a house of multiple occupation for many years and is now being sold with vacant possession.

The building is freehold and includes gas central heating and requires attention to its front and rear gardens.

It also has an outbuilding with a WC and a coal shed.

The house boasts a piece of the historic city wall, which runs inside and forms part of the structure of the ground and first floors of the property.

Although the wall is not mentioned in Historic England’s listing, it does appear in some historical documents.

The wall is encapsulated in plaster, a condition thought to have been the case since the buildings were constructed.

The medieval city wall of Norwich, which the house adjoins, ran in a roughly circular circuit of about 2.5 miles around the city, following the line of the River Wensum on the east and north, and looping across the high ground to the west and south.

The house is less than a mile south of the city centre.

The adjoining houses, numbers 5 and 7, are also up for sale as separate lots in the same auction.

Viewings of the property are being offered on select dates throughout November and December.

The official listed entry for the property describes a pair of houses rendered with a hipped pantile roof, two red brick end chimneys and three first-floor windows.

The front of the house is symmetrical, with a panelled door featuring glass panels, framed by decorative columns and topped with a simple canopy.

“Traditional sash windows with wooden frames and decorative glazing bars add to the home’s character.”

The property is for sale by auction at 10am on December 9, with a guide price of between £230,000 and £250,000.
