Essex has a range of areas that are highly sought after, with some areas more affordable than others. Home to the TOWIE cast and many celebrities including Rod Stewart, there are some expensive houses and mansions which are worth millions of pounds.
But in other parts of the county, there are houses that cost just a fraction of that. And with a wealth of history, with Roman remains in Colchester through to the Medieval tower of Layer Marney and our 350 mile long coastline, its no wonder why everyone wants to flock here.
As a whole, Essex one of the most sought after locations on the UK property market, with great transport links into the capital as well as our stunning scenery. But there’s one neighbourhood in an Essex town where house prices just keep going up – and more so than other areas in the UK.

According to Reach Data Unit, the Essex postcode of EN9 which covers Waltham Abbey, is where average prices increased by 34.1% to £596,753 compared to the year before. It means that there’s an annual change of more than £150k.
Closely following Waltham Abbey is a little postcode in Brentwood. East Horndon saw the next biggest jump, with average house prices increasing by 25.1%. Homes cost on average £722,90 here, an increase from £577,837 the year before.
Nationwide though, house prices fell by an average of nearly £8,000 each in the last 12 months in England and Wales. The average home cost £361,135 in the 12 months to February. That’s down from £369,097 in the year to February 2023, a drop of 2.2%, or £7,962.
