House prices have been on the rise across the country in recent months, with the average UK home now costing £291,030, according to Halifax’ latest house price index. But for house hunters who want to find a home at a much cheaper price, there are certain areas where you should consider looking.
Those searching for a house in Greater Manchester this year may be wondering where the most affordable places are to live. Exclusive analysis of the latest Land Registry data, retrieved by the Manchester Evening News, has now revealed the top 10 cheapest areas to buy a home at the moment.
The postcodes have been ranked by the lowest average house price, with prices starting from £144,710 in the region’s cheapest area. You can also see how much prices have changed compared to a year ago, as some areas have defied the upwards trend.

OL8
Bardsley in Oldham is the cheapest area to buy a home in Greater Manchester at the moment. The average property price here is currently £144,710, which has decreased by 4.7 percent from £151,875 last year.
M38
The second cheapest area to live in the region is Little Hulton in Salford. You can buy a home here for an average price of £155,760, which has fallen by 0.8 percent in the last 12 months.
OL1
OL1, which covers the Chadderton and Higginshaw areas of Oldham is another affordable postcode to live in. Houses currently cost around £159,390 on average, which has dropped by 10 percent from £177,400 in the last year.
BL4
Farnworth and Kearsley in Bolton are also amongst the cheapest places to snap up a house. The average property costs £166,630 in this postcode area, which has fallen by 2.7 percent in the last 12 months.
WN2
WN2, which covers several parts of Wigan including Abram, Aspull, Bamfurlong, Bickershaw, Haigh, Hindley, Hindley Green, Ince and Platt Bridge is another affordable postcode area.
You can buy a house for an average of £166,480 in these areas, which has dropped by 2.6 percent from £170,980 since last year.
WN7
Another cheap area for house hunters to search is WN7, which covers Hope Carr, Landside, Leigh, Low Common, Bedford, Westleigh and Higher Folds in Wigan.
The average house price here is currently £167,3970, which has fallen by 4.9 percent over the last 12 months.
BL3
House prices are also much lower than the average in Little Lever in Bolton. The average property costs £168,590, which has increased by 1.3 percent since this time last year.
M18
Abbey Hey and Gorton, covered by the M18 postcode, are two other affordable areas to live. Homes in this postcode are currently priced at around£170,150, which has gone up by 1 percent in the last 12 months.
M46
Houses are also much cheaper to buy in Atherton, Wigan. You can expect to pay around £173,200 for the average house here, a price which has fallen by 8.5 percent from £189,210 a year ago.
WN3
WN3, which covers parts of Ince and Winstanley, also has cheap house price. The average property in these areas costs £173,270, which has dropped by 7.4 percent over the last year.
