Raleigh is #2 hottest real estate market in the US, Durham is #4, according to 2024 rankings


RALEIGH, N.C. (WNCN) — Raleigh is currently the second hottest real estate market in the country and Durham is the fourth, according to a new ranking from the U.S. News & World Report.

The ranking used data from the U.S. Housing Market Index to weigh metropolitan areas across the country and give each of them a score from 1-100.


One year ago, Raleigh ranked the highest and Durham was tied for third.

Denver, Colorado has now surpassed Raleigh for the number one spot with a score of 74.8. It was the second highest last year.

Raleigh, now in second place, was given a score of 73.7 — still higher compared to tis 71.7 score from the year before.

Durham was named the fourth hottest U.S. housing market with a score of 72.8 — also higher than last year’s score of 67.3.

When it comes to housing demand, Raleigh was ranked number one. Durham was ranked fourth.

Markets to watch that improved the most between Nov. and Dec. 2023 were Cleveland-Elyria, Ohio, Virginia Beach-Norfolk-Newport News, Virginia, and Detroit-Warren-Dearborn, Michigan, according to the ranking.

The hottest markets overall, with their respective scores, are as follows:

  1. Denver-Aurora-Lakewood, Colorado — 74.8
  2. Raleigh, North Carolina — 73.7
  3. Virginia Beach-Norfolk-Newport News, Virginia and North Carolina — 73.2
  4. Durham, North Carolina — 72.8
  5. Charlotte-Concord-Gastonia, North Carolina and South Carolina — 72.0
  6. Nashville-Davidson-Murfreesboro-Franklin, Tennessee — 71.3
  7. Houston-The Woodlands-Sugar Land, Texas — 70.4
  8. Portland-Vancouver-Hillsboro, Oregon and Washington — 70.2
  9. Dallas-Forth Worth-Arlington, Texas and San Antonio-New Braunfels, Texas (tie) — 69.9
  10. Austin-Round Rock, Texas — 69.7
