Windows USA Leases 14-Acre Industrial Property in Hot Springs


Windows USA has signed a lease with an option to purchase for an industrial property near the airport in Hot Springs.

The property, long recognized by locals as the Baxley Building, has been a staple in the area since the early 1960s, when it was originally occupied by National Rejectors. The lease was executed by Brian Gehrki with Colliers | Arkansas representing the property owner, Baxley Properties LLC, in the transaction. Windows USA was represented by MaryMichael McCartin of JLL’s Dallas office. The property is located at 400 Aviation Plaza.

The 154,138-square-foot facility sits on approximately 13.98 acres and offers prime visibility and access along the MLK Bypass. The property is well-equipped for manufacturing and industrial operations, featuring a robust 3,200 AMP electrical service.

“This transaction represents a significant win for the Hot Springs community,” Gehrki said. “Colliers and local community leaders came together to help facilitate this lease, ultimately preserving approximately 200 high-paying jobs in Garland County. We’re proud to have played a role in supporting both economic stability and future growth in the region.”

The structure of the agreement includes a lease with an option for Windows USA to purchase the property at a later date, providing flexibility for future expansion and long-term investment.

Colliers also negotiated another transaction, this time representing Conway Development Corporation. CG Computer Works LLC, doing business as TCW Fiber, and the University of Central Arkansas signed leases at 355 Ledgelawn Drive in Conway. Todd Rice, TJ Johnston and Clark Irwin of Colliers represented CDC in both transactions. Justin Bentley and Graham Gordon, also of Colliers, represented TCW Fiber.

TCW Fiber is leasing 11,863 square feet, while UCA signed on for 70,800 square feet, bringing significant occupancy to the 150,000-square-foot property.

The Ledgelawn building’s existing technology infrastructure and its campus-style setting with abundant parking and tenant amenities were key factors in attracting both tenants, according to a press release. The two-story class “A” property is LEED-certified and features a fitness facility, cafeteria/restaurant and dining space, a game area, an outdoor volleyball court and a patio.
