Baltic Ventures Accelerator alumni Breezemove has closed £160k of investment from GC Angels, part of an ongoing £750k round, and a raise that has gathered momentum since founder Phil Melia joined the Baltic Ventures Accelerator cohort in 2025.
The timing tells you why it matters. The average time to sell a home in the UK has hit a nine-year high, and the backlog of unsold properties has grown 26%. Buyers and sellers are navigating the most uncertain market conditions in a decade, and the transaction process underneath them has barely changed.
Managing the chain, not watching it
Most property technology tracks milestones. A dashboard tells you a transaction is stuck; it does not unstick it. Breezemove took a different approach from day one: it manages the entire transaction value chain, building transparency and accountability into every stage so that estate agents, solicitors and buyers all own the same outcome.
Phil built the fix because he had lived the problem. More than a decade as a property developer and entrepreneur taught him exactly where transactions die: in the gaps between the parties, where nobody is accountable. He founded Breezemove in 2022 with co-founder Karl Winter to close those gaps.
The results are not incremental. More than 150 estate agents and 30 solicitors use the platform, which has processed over £200m of property transactions. Agents across Birmingham and Liverpool have halved their transaction times, and the likelihood of a sale falling through is down by more than 90%, against one of the industry’s most persistent failure rates.
“The property transaction process is extremely complex and fragmented,” said Ranvir Singh, Investment Manager at GC Angels. “Phil and the team have combined deep sector expertise with a clear vision for how technology can modernise the home-moving experience.”
The round and what it funds
The £160k from GC Angels provides working capital for product development and strengthens the company’s technology capabilities as it scales. It forms part of an ongoing £750k round that includes angel investors and follows earlier backing from FSE Capital in 2023. The raise also follows Breezemove’s completion of GC Angels’ first Venture Forward accelerator cohort, the Innovate UK-backed programme supporting underrepresented founders across the North as they prepare for institutional investment.
Expansion is already underway. Breezemove has begun onboarding estate agents across Greater Manchester, with Leeds, London and Bristol next as it scales nationally. The team of eight is hiring across sales and technology, including specialist data science and product roles.
“Having spent more than a decade in property development, I experienced first-hand the frustrations and inefficiencies that exist throughout the home-moving process,” said Phil. “This investment from GC Angels now gives us the capital we need to continue enhancing our technology and accelerating our growth.”

Phil and Karl joined the Baltic Ventures Accelerator in 2025, and Phil worked directly with Baltic Ventures’ lead coaches, Carl Wong and David Woods, both founders who built and exited their own company, on sharpening Breezemove‘s commercial model and preparing for institutional investment. Angels from the Baltic Ventures network have backed the business since.
Breezemove‘s growth demonstrates the strength of the Baltic Ventures model: an Accelerator that invests in and coaches ambitious founders, an Angel Syndicate that has invested £1.32m into 30 portfolio companies, an Innovate UK Investor Partnership that has unlocked £1.51m in grant funding, and a portfolio now 54 companies strong.
The investment represents a significant milestone for Phil, Karl and the wider Breezemove team as the business continues its national expansion.
