Brickflow adds Sprift property data reports for brokers


Brickflow has partnered with Sprift to add property data reports to its digital finance marketplace for brokers arranging specialist property finance in the UK.

The integration brings Sprift’s Key Property Facts reports into Brickflow’s workflow, enabling brokers to produce a lender-ready due diligence report with one click. The reports draw on more than 300 data points covering over 30 million UK properties.

For brokers, the change is intended to reduce the manual work involved in assembling information before a case is sent to a lender. Instead of searching multiple sources for title details, planning history, flood exposure, floor areas and tenure information, users can generate a single report within the Brickflow platform.

The report is designed to give lenders a more standardised property pack at the start of the process. The aim is to help brokers submit fuller proposals earlier and reduce the back-and-forth that often delays credit decisions.

Data access

The integrated reports include information such as title numbers, restrictive covenants, local authority details and EPC energy ratings. They also provide price estimates, 10-year price history and tenure details to support discussions around loan terms.

Sprift structures its property records at Unique Property Reference Number level, improving consistency when identifying a specific asset. This is intended to give brokers a clearer view of details such as plot acreage and floor area before a funding request reaches a lender.

The partnership reflects a broader push in specialist property finance to digitise the early stages of deal assessment. Lenders are increasingly seeking more complete information at submission, particularly where planning constraints, title issues or environmental risks can affect underwriting.

Brickflow operates a digital marketplace connecting brokers and borrowers with specialist lenders. Its platform provides access to live rates and criteria from more than 150 lenders, alongside near-instant Decisions in Principle.

Founded in 2016, Sprift compiles property information from public and private sources into shareable dashboards and reports. Its data sources include mapping, planning, land registry and environmental records used by property professionals to review residential assets across the UK.

Broker workflow

One of the main uses of the integration is the earlier identification of issues that could affect a transaction, including flood risk, planning history and restrictive covenants. These factors can change how a lender views a case or whether a borrower proceeds.

By surfacing those points earlier, brokers may be able to avoid submitting incomplete cases or those that require significant follow-up once a lender begins its review. The aim is not only to reduce time spent on research, but also to improve the quality and consistency of information presented to credit teams.
