Brighton postcode house prices drop as average cost revealed


The average property price in the BN postcode area, which includes Brighton and Hove, fell by 4.5 per cent to £409,682 in the 12 months to August, compared with the same period a year earlier.

The data was gathered by Brickview.

The most expensive district for average property price was BN5, the Henfield area, at £610,653, followed by BN6 at £575,132.

BN2 was the highest-volume district with 510 transactions and an average price of £476,557.

The most affordable district was BN21 at £261,355.

The BN postcode area’s population is also notably older than average, with 22.7 per cent aged 65 and over compared to 19.6 per cent nationally.

It also has a higher concentration of professionals at 21 per cent, and technical workers at 14.8 per cent.

While the average property price in BN is among the most expensive areas nationally, price growth has been slow at a 10-year annualised rate of 2.3 per cent.

This is below the national pace, reflecting a period of relatively subdued capital appreciation compared to faster-growing regions.

Rental prices have also been on the rise, with the average monthly rent reaching £1,447 as of August.

This is higher than the national average.
