FRP arranges £3.3m commercial property refinance – The Intermediary

The portfolio, valued at around £7.45m, includes two offices in central London and an industrial property in Staffordshire.

FRP has arranged a £3.3m facility to refinance a three-asset commercial property portfolio.

The portfolio, valued at around £7.45m, includes two offices in central London and an industrial property in Staffordshire.

One of the London offices is vacant, while the Staffordshire asset is let to a consumer brand.

The 3-year loan was agreed at 44% loan-to-value (LTV) without personal guarantees.

It refinanced existing debt held by two lenders.

The lender underwrote the portfolio as a whole rather than assessing each asset separately.

The let properties include the Staffordshire asset, which has a long lease to an institutionally backed tenant.

The vacant London office has also received recent interest.

Sam Beaumont (pictured), finance adviser in FRP’s real estate advisory team, led the transaction after it was referred to by the firm’s Birmingham restructuring team.

Beaumont said: “There were cheaper facilities on the market, but the client was clear that the lender’s approach – commercial, proactive, and always ready with a solution rather than a roadblock – made the difference.

“Despite the complexities involved, it made for a genuinely smooth transaction to deliver.

“It’s a good example of how useful FRP’s breadth can be for a client.”

Beaumont added: “This one came to us through our Birmingham restructuring team, who recognised the refinancing need and knew who to bring it to internally.

“That kind of internal collaboration means clients get access to the right specialists quickly, without having to go looking for them themselves.”
