The delivery of new homes for nine families trapped in a ‘ghost’ housing estate in Livingstone since the discovery of RAAC (Reinforced Autoclaved Aerated Concrete) more than 20 years ago, has resulted in Springfield Properties receiving the Judges’ Special Recognition Award at the 2026 Herald Property Awards for Scotland in association with Prime Property Auctions.
The homes at Deans South, which make up part of a new social housing development of 136 properties being delivered for housing association Wheatley Group and West Lothian Council, were handed over after Springfield Chairman, Sandy Adam, heard of the residents’ plight.

Recognition for that gesture, which involved gaining agreement from all parties involved, and which has led to the owners receiving new, energy-efficient homes, was made in front of a packed audience of representatives from across the property and development sector when awards were handed out at DoubleTree by Hilton Glasgow Central on Thursday night.
It was the culmination of an evening of celebration when the achievements of companies and individuals from across Scotland who have contributed to improving the housing landscape were recognised by their peers.
Amongst the winners were Wheatley Group, CCG (Scotland) and Coltart Earley Architecture, who received the Affordable Housing Development of the Year title, sponsored by NHBC, for the transformation of the former Shawbridge Arcade in Pollokshaws into 75 energy-efficient mid-market rental apartments, while AMA Home’s Village View luxury apartment in the West End of Edinburgh was named Apartment of the Year.

The NorthBridge project by Keepmoat, with its unique garden bridge across the M8 that connects this new community of homes and apartments in Sighthill with the heart of Glasgow, was named Development of the Year in an award sponsored by Newton Property Management, while the three-bedroom Spey townhouse at Central Square in Winchburgh, created by Lovell Homes and the five-bedroom Azalea, by Campion Homes, were the respective winners in the small and large family homes categories, with the Azalea also collecting the Show Home of the Year title, sponsored by McAllister Litho Glasgow, who have this year joined the awards as category sponsor and official print supplier to the event.
The Windy Hoose, a contemporary reinterpretation of traditional agricultural structures in a greenfield setting near Airdrie won CD Architects Ltd the Individual New Build or Small Development of the Year, presented by The Herald and the same firm also collected the Renovation & Conversion of the Year title for their transformation of the former Doune Kirk Hall into a contemporary family home, while Studio LBI triumphed in the Luxury Home of the Year category, presented by s1homes, for the complete interior redesign and restoration of a Victorian townhouse in Glasgow’s West End. The Scottish Victorian Townhouse was also awarded Interior Design Project of the Year – Residential – presented by il Salotto.
Amongst a cluster of awards for work that breathed new life into existing buildings, the Residential Regeneration Project of the Year award sponsored by Prime Property Auctions went to MLA for transforming the former Tynecastle High School in Edinburgh into Fern House Student Accommodation while the Commercial Regeneration Project of the Year title went to McGregor Bowes for their sensitive transformation of John O’Groats Mill into a heritage visitor attraction and community centre, an achievement that also resulted in the firm receiving the Sustainable Community Impact Award – sponsored by Lowther – Part of Wheatley Group.
In awards that recognised people working within Scotland’s property sector, the Best Local Estate Agency of the Year, sponsored by Prime Property Auctions, was awarded to Yates Hellier with Gilson Gray receiving the Residential Letting Team of the Year title, sponsored by SafeDeposits Scotland.
Meanwhile there was also recognition that the nature of housebuilding is changing with an award for Innovation in Sustainable Construction and Design given to Inverness-based MAKAR Ltd for Paradigm Prototype, their innovative 2-bedroom, net-zero affordable home that can be assembled in just one week and which costs just £5 a week to heat.
The awards ceremony took place in DoubleTree by Hilton Glasgow Central with, new for this year, Upload Abode’s Behind the Senses/Red Carpet sponsorship featuring roving reporter John Amabile, and the return of Redwood Marketing sponsoring the networking booklet.
