Located in the quaint village of Frampton, around three miles south of Boston, the property currently serves as ‘Lincolnshire’s premier swingers venue’.

Across a three-bedroom cottage and two commercial outbuildings, it comes complete with an office, two garages, and ‘versatile’ entertainment facilities including a games room, bar, sauna, and (as you’d expect from a business of this type) dungeon.

Images on Rightmove also show stripper poles on dance floors throughout the premises, and beds covered in blue plastic sheets.

Managing estate agent William H Brown describes the property as ‘truly unique’, offering ‘an exceptional combination of residential accommodation, extensive commercial facilities and impressive leisure amenities.’

Highlighting the catering kitchen, changing facilities, shower room with walk-in shower, WCs, and stores, it adds that ‘further flexible rooms’ could be adapted for a variety of uses — although this would be subject to acquiring ‘necessary consents.’

Chunky Muffins is run by husband-and-wife team Neil and Michelle Wright, who named it after the pet names they have for each other; ‘Chunk’ (Neil) and ‘Muffin’ (Michelle).

After starting out as a private club in 2010, the business has expanded considerably over the years — which has left residents and local politicians divided.

After applying for its sexual entertainment venue licence in February this year, some claimed they were ‘morally opposed’ to its plans to provide pole dancing, lap dancing, striptease and live sex shows.

Among the objections lodged, Joanne Gladski, who lives 13 metres away, said she regularly heard ‘shouting, screaming, swearing, and loud bass music’ coming from the venue.

But others argued they were ‘model neighbours’, including Gary Wood, who told press his family home next door ‘[doesn’t] get a lot of noise at all.’

‘This weekend I could hear people murmuring and laughing,’ he added. ‘Are we going to ban people from enjoying themselves?’

Speaking at the time, Chunky Muffins owner Neil, 61, said: ‘People really have got the wrong idea of what the club is about. There are no mad orgies… It’s consenting adults who are expanding their sex lives.’

Chunky Muffins is ‘busier than ever’ recently (Picture: William H Brown/SWNS)

But while their license was approved, and the club had been ‘busier than ever’, Neil explained the couple had decided to sell up following his recent cancer diagnosis.

‘The property has a lot of potential and could be used for a variety of purposes — it could stay a swingers’ club, be turned into an Airbnb or even a spa,’ he said.

‘It has only been on the market a week or so and we’re mainly just testing the waters to see what interest we get. In the meantime, we’ll keep running the place as a swingers’ club.’

Although they used to participate in the swinging lifestyle, Neil and Michelle, 57, now only host events, employing their two daughters to manage the business.

‘I think it will be a case of downsizing and retiring to the seaside,’ he added. ‘I don’t need to be here necessarily… but we’ll keep it going as long as we can.’
