Property values across Kent revealed: Latest House Price Index figures released September 2026 by Purplebricks


Kent house prices are once again on the rise, according to new analysis from estate agents Purplebricks.

The latest House Price Index will be welcome news for homeowners across the county, showing how values have changed over the last month and year.

The average Kent property has increased by 1.5% in the 12 months to July 2026, meaning most homes gained around £5,040 in value and are today worth £346,904

From June to July this year, Kent properties are worth 0.2% more in value, equating to an additional worth of £563.

Eleven of the county’s 13 local authority areas saw annual house price rises, while two saw losses in the monthly ONS report.

According to the analysis, Kent’s best-performing area is Gravesham, where the average home is now worth £344,923 after a 3.3% year-on-year rise of £11,179.

Gravesham was eighth on the list of top 10 performing areas across the South East of England in this month’s report.

Kent’s second best-performing area is Canterbury, where average properties are now valued at £337,454 after an annual 2.9% rise worth £9,640.

In third place is Swale, where the average home is now valued at £298,985, after a 3.2% annual bump worth £9,321.

Dover is ranked the fourth best-performing area after an annual gain of £7,363, or 2.7%. The average home is now worth £277,750.

In fifth spot is Tonbridge and Malling, where property prices have risen to an average of £407,880 after a 1.4% year-on-year increase worth £5,607.

Across the South East of England, homes have typically increased annually by 0.2%, meaning that an average property has gained 683 in the last 12 months, leaving the average property across the wider region of the South East valued at £380,878

Overall, UK house prices have risen by 1.4% – about £3,768 – over the 12 months to July 2026 and increased 0.7% from June to July this year, making the average property worth £273,000.

While in England specifically, homes have increased by 1.1% over the year to an average worth £293,479, the fourth month in a row, which has seen England gain value overall.

Tom Evans, sales director at Purplebricks Estate Agency, said: “The housing market continues to show resilience despite a difficult economic backdrop.

“Although buyer activity has softened, the positive news is that wages continue to grow steadily, and employment has held up better than many expected or predicted, which should help support those who want to make a move in the housing market.

“With prices still around 25% higher than they were at the end of 2019, homeowners remain in a relatively strong position and have more than enough reason to remain optimistic about the market.”
