UK housebuilding lender Quantum secures £500m Goldman Sachs facility


SME housebuilding lender Quantum Development Finance has secured a long-term facility worth up to £500m from Goldman Sachs.

The deal expands its funding from £200m to £700m as it prepares to fund a wider range of schemes from initial acquisition through to post-completion investment facilities.

“Goldman Sachs’ approval of this facility is a positive signal for the Quantum team as we focus on building an alternative credit platform with bank-level operational rigour,” said Oliver Thompson, co-founder and chief executive of Quantum Development Finance.

“It’s also a huge endorsement of the team we’ve built and the discipline we bring to every deal and operational running of the business.”

Founded in London in 2023, Quantum has become an established provider of development and bridging finance to SME housebuilders throughout England and Wales.

The lender has been backed from its inception by funds managed by AB CarVal, a global alternative investment manager with longstanding experience in asset-based finance and part of AllianceBernstein’s Private Alternatives business.

In the past 12 months, Quantum has expanded its range of products for operational real estate, including build-to-rent, purpose-built student accommodation and co-living.

Quantum has provided loans up to £35m to finance the development of 4,000 homes to date and hit its £1bn funding milestone this summer.
