The historic Wiltshire village, famous for its medieval streets, Lacock Abbey and links to the Harry Potter films, has seen average property prices rise from £249,000 in 2016 to £386,500 this year, according to new figures.
The research, compiled by property management software provider Alto, examined picturesque towns and villages which have outperformed the wider property market over the past ten years.
Lacock was the only Wiltshire location to feature in the top 10.
The village is a popular destination for visitors and has also attracted film and television productions over the past few decades.
Three Harry Potter films were partly shot in Lacock, with Lacock Abbey’s cloisters and rooms providing locations for Hogwarts corridors and classrooms.
The village’s historic appearance has also made it a sought-after location for homeowners, with its streets largely retaining their traditional character.
Alto chief executive Riccardo Iannucci-Dawson said picturesque locations could continue to perform strongly despite wider fluctuations in the housing market.
“Even in a depressed property market you will find bubbles which outperform other areas because they are gorgeous places to live,” he said.
“Lacock is one such place, along with all the others in the top ten.”
Cornish harbour town Fowey topped the list, with average property prices rising by 67 per cent from £350,000 to £585,000 over the decade.
Hathersage in Derbyshire was second, with prices up 63 per cent, followed by Weobley in Herefordshire at 57 per cent and Chiddingstone in Kent at 56 per cent.
Lacock’s 55 per cent increase placed it fifth, ahead of Alrewas in Staffordshire, Clun in Shropshire, Painswick in Gloucestershire, Appledore in Devon and Montgomery in Powys.
Alto said its figures were based on sales and rental data gathered through its network of more than 6,000 estate agents across the UK.
The company said the data allows agents to identify longer-term trends and areas where property values have performed particularly strongly.
The research comes as the wider UK property market continues to experience changes in prices and buyer demand.
Despite those fluctuations, the figures suggest that the appeal of picturesque villages such as Lacock has helped property values remain resilient over the longer term.
