£810k property bought a year ago faces demolition


The property sits in a sought after village with just 25 residents

A property beside a popular beach in Wales which sold for more than £800,000 15 months ago could soon be demolished by the owners. Greendene Residential – a real estate company – bought the beachside bungalow named Ty Isaf in the village of Bwlchtocyn in Abersoch, Gwynedd, in December 2024.

The bungalow couldn’t be positioned in a more idyllic location – right next to the sandy Machroes beach. The village of Bwlchtocyn ranks among Wales’ most expensive property destinations, but the property itself appears in poor condition and requiring significant renovation works.

While an earlier proposal from the owners was to redevelop the existing bungalow and received approval, Greendene now want to completely demolish the property, new planning documents show. They have submitted proposals to tear it down and replace it with a contemporary luxury residence.

Peter Dunn, from Taurus Design Services which is acting on behalf of Greendene, said: “It is our belief that the proposal is a high quality and sustainable design.

“The development will not detract from the natural beauty of the area or intrude on the skyline. It will both protect and enhance the biodiversity of the site.

“The development will support the regeneration of Bwlchtocyn. The population of the village has declined steadily with now less than 25 permanent residents and the nearby village of Abersoch supports approximately 600 permanent residents.”

He added: “The primary trades and incomes for the area shifted from mining and light industrial in the early 17th century to farming and fishing. With those trades now in a permanent decline the main income comes from tourism.

“The applicant intends to make the proposed development their permanent home. This will generate a year-round income for the area.”

Mr Dunn said the scale of the proposed property would be smaller than the current one. “With regards to the scale of the proposed property it can be confirmed that is not part of an ‘aspiration for a larger house’. The property the applicants currently live in has a larger floor area.

“The proposed floor area for the new development is 279m2(NIA) whereas the house the applicants currently occupy has a floor area of 431m2(GIA).”

The application will now be put before planners at Cyngor Gwynedd.
