The landlord has bought Apo from its current owner, Broadsword Investment Management, for an undisclosed sum and will take on its remaining management contracts.
The transfer will see Packaged Living absorb management contracts for 1,000 third-party homes across Liverpool, Manchester and London.
Apo’s brand, core systems and processes, as well as client contracts, will be folded into Packaged Living. Companies House records show that Apo Group was renamed Opa Realisations on 26 October.
The enlarged property management business, which will continue to trade under the Apo brand, will be led by Stewart Moore, former chief executive of student accommodation provider CRM Students.
Mr Moore has 22 years of senior experience in residential and student property operations across UK multifamily, single-family, co-living and senior housing.
Apo Group was founded by developer EcoWorld and sold to Broadsword, a London-headquartered investor, in 2024 for £4.3m.
At the time of the sale, Apo managed 2,300 rental homes across five schemes: Kew Bridge and Barking Wharf in London, The Gatefold in Hayes, The Copper House in Liverpool and The Holloway in Birmingham. It later took on the management of Colliers Yard in Salford, Broad Street in Birmingham and Cassiobury in Watford.
However, Apo’s portfolio shrank by 1,567 homes over the course of 2025 and 2026, when three schemes it managed for Invesco – Kew Bridge, Barking Wharf and The Holloway – were sold to Greystar. After buying the schemes, Greystar ended the contracts with Apo and took management of the homes in-house.
Packaged Living is backed by Canadian asset manager Fiera Capital.
It manages 4,000 BTR homes, including Aviva Investors’ 1,000-home single-family housing portfolio and Fiera and Packaged Living’s FRESH single-family housing fund. It also owns a multifamily and co-living portfolio with a pipeline of 2,300 homes.
Ed Ellerington, chief executive of Packaged Living, said: “Operating the homes we build and invest in has been central to our approach for some time, and this is a natural step in scaling that capability.
“Folding the Apo brand into the wider Packaged Living Group gives us a larger, more established operational platform, and in Stewart we have a leader with the experience to take it forward.
“Quality of management is what ultimately defines the resident experience and the long-term performance of an asset. Strengthening our in-house capability puts us in the best position to deliver for residents and investors as the portfolio continues to grow.”
Mr Moore, managing director of property management at Packaged Living, said: “Combining Apo’s brand, established systems and client relationships with Packaged Living’s platform gives us a strong foundation to deliver a consistently high standard of first and third-party product.”
The BTR management sector continues to consolidate. In March, Greystar acquired Native Communities, a management company, from its founder Guy Nixon and Ares Real Estate.
In April, large US asset manager Apollo bought Gatehouse Living Group, one of the UK’s biggest managers of single-family homes.
