Feltham Masterplan procurement commenced by Hounslow

The Ministry of Defence, Hounslow Council and the Greater London Authority have launched a procurement process to appoint a development partner for the 12.1-hectare MoD Feltham site, marking the next step toward regeneration and eventual construction.

The project aims to transform the long-held site into an intergenerational neighbourhood with new homes, employment space, community facilities and green infrastructure.

The development is intended to deliver significant housing, including genuinely affordable homes, while also creating jobs and opportunities for local people. It will form a major part of Hounslow’s Future Feltham masterplan, a wider regeneration programme valued at around £950 million and expected to provide about 3,000 new homes and 9,000 jobs across Feltham, with more than 1,500 homes already completed or in the pipeline.

The site is also being positioned as a trailblazer example of public-sector land development, combining national, regional and local government support. The MoD is investing in military infrastructure so it can relocate existing operations, freeing the land for housing and wider community use. The proposed neighbourhood will also include commercial and creative space, along with new streets and transport links to better connect the site to its surroundings.

The procurement is due to conclude in summer 2027. The selected partner will then prepare a masterplan and planning application, with site clearance and enabling works expected from spring 2028 and the first phase of development beginning in 2029.

Leaders from Hounslow Council, the Defence Infrastructure Organisation, and the Mayor’s office welcomed the project as an opportunity to deliver better homes, stronger local connections, more jobs, and a fairer future for Feltham and London.
