More than 450 bidders registered on the day, with 1,246 bids placed across the catalogue – a clear sign of the confidence returning to the market, according to the auctioneer.
Before the auction even started, 20 lots sold at “very positive prices”, which set the tone for what proved to be an extremely well-supported sale.
Strong start from the opening lots
18 Gurney Road, New Costessey, Norwich, a substantial three-bedroom detached house with garage and off-road parking on a generous 0.18-acre plot, coming to market for the first time in over 25 years, sold for £262,000 against a guide of £200,000.
The property, which includes a former shop, offered scope for conversion to a self-contained annexe and attracted strong interest from buyers drawn to its size, potential and location.
46A Sprowston Road, Norwich, followed closely. A freehold refurbishment and repair opportunity with off-road parking and a generous rear garden close to Norwich city centre, it was guided at £60,000 and sold for £84,000, a solid result for a property requiring remedial repair.
Lot 5 continued the momentum – a triangular half-acre parcel of amenity land on the Main Road at North Tuddenham, guided at £10,000, attracted 20 bids and sold for £52,500 – more than five times its guide price, demonstrating demand for land across the region.
Coastal property draws strong interest
Lot 112, 50 Grand Avenue in Pakefield, Lowestoft, is a spacious three-bedroom detached family home in a coastal position enjoying panoramic views across Pakefield beach and the promenade. Set within generous wraparound gardens it offered further scope for extension or development, subject to planning.
The property was guided at £375,000 and sold for £436,000, reflecting the enduring appeal of well-located coastal homes in East Anglia, according to the agent.
The most contested lots of the day
Two lots in particular stood out for the level of competition they generated.
Lot 35b, 18 Legge Place, Wiggenhall St Germans, King’s Lynn, attracted the greatest number of active bidders – eight potential buyers competing across 33 total bids – with the property selling for £98,500 against a guide of £50,000, almost double its guide price.
Lot 33, 7 Woodgate Way, Docking, King’s Lynn, also generated significant bids – 51 in total from seven active bidders – selling for £128,000 from a guide of £50,000.
“September’s auction was one of the most active we have seen this year, and the numbers speak for themselves – over 450 registered bidders and more than 1,200 bids placed across the day,” said Robert Hurst, auction surveyor at Auction House East Anglia.
“We saw genuine competition across a wide range of lot types, from refurbishment opportunities and land through to coastal homes and investment stock. For sellers considering their options, it is always wise to consider the auction option.”
Post-auction opportunities not to be missed
Not every lot found a buyer on the day, and among those that didn’t are what Auction House called “some genuinely well-priced opportunities for the astute purchaser”.
A number of properties are now available online and buyers are encouraged to move quickly as these can sell fast once interest is registered.
