Commercial property values down 0.9% in Q3, CBRE finds – The Intermediary


Rental values rose by 0.5% over the quarter, while total returns stood at 0.5%.

Commercial property capital values fell by 0.9% in Q3 2026, according to the latest CBRE UK Monthly Index.

Rental values rose by 0.5% over the quarter, while total returns stood at 0.5%.

Retail recorded the highest total return at 1.8%, with capital values up by 0.2% and rental values increasing by 0.5%.

Retail warehouse rents rose by 0.8% over the period.

Office total returns stood at 0.2%, while capital values fell by 1.1%.

Industrial total returns stood at 0.2%, while rental values rose by 0.4%.

Industrial capital values declined by 0.9%, driven by outward yield movement.

Steven Devaney, senior director of research at CBRE, said: “UK commercial real estate faced a more challenging quarter, with capital values falling as yields moved outwards in response to the macroeconomic environment. 

“While economic growth has been resilient so far this year, increases in government bond yields and borrowing costs over the last two months have impacted real estate performance.”
