Legendre UK JV wins consent for London Hammersmith office-to-hotel conversion


Legendre UK has won planning consent for a 70,000 sq ft office-to-hotel conversion in Hammersmith Grove, west London, with joint-venture (JV) partners Central & Provincial and Candour Properties.

The five-storey Grove House, built in 1949, will be converted into a mixed-use scheme comprising a 59,202 sq ft, 171-room hotel and 131-seat auditorium, 2,691 sq ft of offices and 1,764 sq ft of ground-floor commercial space.

Grove House is a two-minute walk from Hammersmith underground station within the Hammersmith Regeneration Area.

A spokesperson for the JV said the scheme would help meet “growing demand for well-connected workspace, support the borough’s 10-year cultural strategy and deliver long-term benefits to the local area”.

The redevelopment will be carried out by GRID Architects, QuinnRoss, FRAME Structural Engineers, Affinity Fire Engineering, RBA Acoustics, Tetra Tech transport consultants and Fortis Facades.

Legendre UK will co-finance the project and also act as main contractor, with work expected to start by Q1 2027 and completion scheduled for summer 2028.

Nicolas Swiderski, head of property development at Legendre UK, said a retrofit-first approach to the redevelopment would create “dynamic and versatile spaces across retail, office, leisure and the arts, embedding social value and meeting occupiers’ evolving needs for inner-city accommodation”.

He added: “Retrofitting vacant offices is a very environmentally friendly and efficient solution to London’s shortfall of quality accommodation.

“We’re proud to be co-financing and developing this project, having taken an integrated strategy that aligns community impact with sustainability. It also underlines Legendre UK’s long-term commitment to the UK market, reinforcing our position as an established player with expertise across both contracting and development.

“The development will breathe new life into the local community, creating a fantastic creative hub that enhances the borough’s liveability and make it a better place to work, play and thrive.”

Grove House is Legendre UK’s second UK project with Central & Provincial and Candour Properties, after the JV received planning consent last June to convert Diageo’s former headquarters in Park Royal, west London, into a 433-room hotel.
