
Ryde was named in Rightmove’s list of the top ten locations for the largest increases in sea-view home prices between 2019 and 2026.
Nationally, the average asking price for a property with a sea view has climbed to £298,810, up from £235,635 in 2019 — a 27 per cent rise.
This outpaces the 22 per cent increase seen across the wider UK housing market during the same period.

Colleen Babcock, Rightmove’s property expert, said: “A sea view has long been seen as one of the most desirable features a home can offer, and our latest analysis shows buyers are willing to pay a significant premium for one.”

Why has Ryde seen one of the biggest increases in price for sea-view homes?
Simon Meek, director at the Wight Estate Agency, shared that house prices were generally falling on the Island but Ryde had bucked the trend.
He said: “Ryde has long been a popular choice for many when considering where to live on the Island.
“With the iconic retail and hospitality-lined Union Street intersecting with its stunning beaches and Esplanade, it is easy to see why this is the case.
“This is further complemented by its unrivalled transport options.”
He added: “For any of those who have been magnetically drawn to live in Ryde that are lucky enough to have grabbed themselves a property with a desirable view of the sea, you may have benefitted in more ways than you think.
“Whilst the vast majority of properties have followed the typical trend outlined above, the ones with impressive sea views have fared that bit better.
“According to Rightmove, the average house price in 2019 for a property with a notable sea view was £284,519.
“Fast forward to 2026 and the average house price for the same types has soared to some £354, 587, a massive increase of £70,000.”
Adding some context to the prices, Mr Meek said: “I think it is important to point out that there are sea views and then there are SEA VIEWS.
“Usually, the better the view, the closer you are to the sea and these desirable coastal positions are clearly the winning factor when it comes to property values and in this case outstripping the common trends.
“Unfortunately, you will pay more to live in these key areas of Ryde, but you will get to enjoy the bustling lifestyle and stunning coastline which this historic town provides.”
