The estate is located in Sighthill, a few miles from the city centre and close to the M8 motorway linking Edinburgh and Glasgow.
Its location makes it well placed for last-mile logistics and distribution operations serving the capital and surrounding areas.
The estate is anchored by Evri, the national parcel delivery and logistics company.
Zenith Real Estate Partners said the acquisition forms part of its strategy of investing in well-located multi-let industrial properties in markets where supply is limited.
The firm plans to carry out improvements at Sighthill Central as part of its value-add strategy.
These include upgrading the property, improving its environmental, social and governance (ESG) credentials and strengthening the offering for existing and future tenants.
The acquisition was completed on an off-market basis.
